Pre-Construction Management Services

In this phase, ADVOCATE – Residential Construction Advisors further refines the homeowner’s priorities and puts them into motion. Once we have a clear understanding of the client’s wants and needs, preliminary budgets, timelines, project engineers, and project management objectives are established.

Based on the Owner’s wishes and the intended build/improvements, ADVOCATE – Residential Construction Advisors will create a budget based on current market conditions and consult with best practices to ensure that the design team and the homeowner remain aligned through the development of the construction drawings. This is a critical stage in the process when we work to maximize performance of the team prior to Builder Selection to complete plans as expediently as possible and in accordance with the client’s budget, using our expert pre-construction management services.

To accomplish this, ADVOCATE – Residential Construction Advisors will:

  • Discern the Owner’s main interests, goals, and objectives.
  • Develop the initial budgeting model based on current market pricing and through detailed scope comparison to similar projects.
  • Defining preliminary scheduling milestones with the design.
  • Identify estimated allowance amounts for each category based on your vision for the project and identify areas where your selections will be determinative of price (e.g. finishes, shower tiles, door hardware, etc.).
  • Assist in the development of the design plans to ensure compliance with project budget and schedule.
  • Meet with vendors (windows and doors, AV, lighting controls, security, automation, plumbing fixtures, appliances, and countertops for cost estimates and provide guidance on best practices with each category.
  • Utilize a pre-bid budgeting model to ensure decisions are consistent with your objectives.
